도심의 노후화가 진행됨에 따라, 도시 재생과 활성화는 사회적으로 중요한 문제로 떠오르고 있습니다. 건설업에 종사하는 입장에서 이는 단순한 고민을 넘어 반드시 해결해야 할 책임입니다.

낙산재가 자리한 지역은 과거 신제주 개발사업의 일환으로 형성되었으며, 오래된 1~2층 주택들이 주를 이루는 곳입니다. 변화하는 도시 환경 속에서 기존 건축과 조화를 이루면서도 미래를 위한 새로운 기준을 제시하는 방향을 모색합니다.

과거의 주거가 비와 바람을 피하는 피난처였다면, 현대 도시 속 주거는 외부로부터 프라이버시를 보호하는 역할을 합니다. 하우스 엠은 사적인 안식처로서의 기능을 확보하는 동시에, 자연과의 소통을 중요하게 고려하였습니다.

각 실은 저마다 다른 외부 공간과 맞닿아 있으며, 빛과 바람이 주는 다양한 경험을 선사합니다. 그 안에서 가족들의 기억이 쌓이고, 시간이 흐를수록 더욱 깊어지는 추억의 공간이 되기를 바랍니다.​​

건물의 배치는 시공회사 사옥으로서의 정체성을 드러내기 위해 강한 박스 형태를 채택합니다. 그러나 단순한 매스에서 벗어나, 분절과 비움을 통해 공간을 형성하며 유연한 흐름을 만들어냅니다.

입면을 구성하는 블록은 단순한 마감재를 넘어, 과거에서 현재, 그리고 미래로 이어지는 건축적 연결고리가 됩니다. 콘크리트의 무거운 질감과 대비되는 블록은 개별적인 단위를 조합하여 구축하는 과정에서 새로운 건축적 매력을 선사합니다.​

낙산재라는 이름은 논어에서 ‘어진 이는 산을 좋아하고, 지혜로운 이는 물을 좋아한다’는 구절에서 유래합니다. 이는 사람들이 이 공간에 모여, 산처럼 편안하게 머물며 즐거움을 느끼기를 바라는 뜻을 담고 있습니다.

중정의 통유리를 통해 비치는 오죽과 연못은 사계절의 변화를 담아내며, 건물 속에서도 자연을 경험할 수 있도록 합니다. 단순한 사옥을 넘어, 시간의 흐름과 함께하는 공간으로 자리 잡습니다.

낙산재는 단순한 건축물이 아닙니다. 변화하는 도시 속에서 새로운 가능성을 제시하는 기준점이자, 머무르는 이들에게 따뜻한 경험을 선사하는 공간이 됩니다.

| Establishing a New Standard in the Evolving City

As urban areas age, urban regeneration and revitalization have emerged as critical social issues. For those in the construction industry, this is not merely a concern but a responsibility that must be addressed.

​

Naksan-jae is located in a district that was developed as part of the New Jeju Development Project. Surrounded by old one- to two-story houses, the challenge was to create a building that harmonizes with the existing urban fabric while setting a new standard for the future transformation of the area.

​

While traditional dwellings served as shelters from the elements, modern urban homes play an essential role in ensuring privacy. House M is designed as both a private sanctuary and a space that fosters interaction with nature.

Each room is carefully positioned to face a distinct outdoor space, allowing for diverse experiences shaped by light and wind. Over time, House M is meant to evolve into a home where cherished memories accumulate, creating a timeless space for its residents.

The building is designed with a bold box form that reflects its identity as the headquarters of a construction company. However, rather than maintaining a rigid mass, the structure incorporates segmentation and voids to shape dynamic and flexible spaces.The brick façade serves not only as a finishing material but also as a bridge that connects the past, present, and future of architectural development. Unlike the heavy presence of concrete, bricks bring a modular and tactile quality, allowing for an engaging construction process that highlights their aesthetic value.

The name "Naksan-jae" is derived from Confucian philosophy, where it is said, “The benevolent love mountains, and the wise love water.” It embodies the hope that this place will be a welcoming environment where people gather, much like a mountain, and find joy.

The bamboo and pond seen through the glass corridor in the courtyard capture the changing seasons, offering an immersive connection to nature. Beyond its function as a corporate building, it stands as a space where time and nature intertwine.

Naksan-jae is more than just a structure. It establishes a new standard in an evolving city while providing a warm and meaningful experience for those who visit.
